Did you know it takes 11 to 14 weeks of to build a new home? In reality when it is all said and done allow 4 to 6 months from start to finish depending on the size of a home. “Why so long?” you ask. Read this article and find out what a typical new home building schedule will be like. Trust me; it will be a lot less frustrating for you by knowing this information when you build your new home.
Inspections and permits will take extra time and that will vary depending on where you are building your new home. Choosing your interior design options will also add to the timeframe. Until you have finalized what you want in your new home, the builder is at a standstill. Keep this in mind when making your choices.
Once you have picked your new home plan, the lot needs to be staked out. Where you are placing the home will be staked to make sure it is positioned correctly and will be a good fit for your lot. This will take 1-3 hours. Many times there are trees or brush and a few little hills on the lot. You can’t start the building process until clearing and excavation is complete. This can take 1-3 days depending on how much clearing and leveling needs to be done.
The builder will need utilities brought to the site in order to start the building process. Ordering utilities, temporary electric service, and a portable toilet will take an hour to do. Not much in the scheme of things, but very important part of the whole process.
Footings carry the load or weight of the house and are an integral part of the building process. Inspections must be made before pouring the footings. It usually takes a day to pour the footings once the inspections are complete. The foundation needs to be treated with water proofing and the soil pre-treated by a professional pest control company for termites. The foundation will also be surveyed. These processes usually take a week.
Plumbing will be roughed in and the inspections need to be completed before proceeding. This will take 2-4 days. Any slabs for driveway, parking pads and the garage that need to be poured will take 1-2 days to complete.
Your home has to be framed so you have defined rooms. Between that and the drying-in process you are looking at 1-3 weeks. The exterior siding, trim and veneers will take 1 to 3 weeks depending on what type of siding or trim you have chosen.
Chimneys and roofing will take 2 days to a week to install depending on what type of roof you are having installed and whether or not you will be adding fireplaces throughout your new home. Usually the rough-ins can be done while the roofing and siding are in progress. Average time to do the rough-ins is 1 to 2 weeks.
Insulation in walls and attic will take up to 3 days. By this time your home will look like it should only take a few weeks to finish, but you may be surprised.
